The following Terms and Conditions (“Terms”) constitute a legally binding agreement between the Guest (“You” or “Guest”) and House of Reservations (HOR), its subsidiaries, affiliates, and representatives (“HOR,” “We,” or “Us”), governing the reservation and use of private villas (“Property” or “Properties”) made through the HOR website or any other related services. By making a reservation, You acknowledge that You have read, understood, and agreed to be bound by these Terms without limitation or qualification.
1.1. Upon initiating a reservation on the HOR platform, You shall remit full payment (100%) via the designated payment gateway. All payments must be made in accordance with the terms stated at the time of booking.
1.2. Payment is considered confirmed only upon receipt by HOR, and HOR reserves the right to cancel any unconfirmed reservation.
1.3. Cancellation requests must adhere to the provisions of the Cancellation Policy, which forms an integral part of these Terms.
2.1. By proceeding with a reservation, You agree to the imposition of a service fee equal to 5.8% of the total booking amount. This service fee is non-refundable and covers:

3.1. The standard check-in time is 3:00 PM, and the standard check-out time is 11:00 AM unless otherwise specified.
3.2. Requests for adjustments to check-in or check-out times must be made at least 24 hours in advance and are subject to availability. HOR does not guarantee the accommodation of such requests.
4.1. The Guest is required to use the Property in a reasonable and respectful manner. Any damage, loss, or special cleaning requirement caused by the Guest, their party, or visitors during the stay shall be borne by the Guest.
4.2. HOR reserves the right to charge the Guest for any repairs, replacements, or cleaning fees deemed necessary to restore the Property to its original condition.
4.3. In the event of excessive or egregious damage or loss, HOR may terminate the Guest’s stay without notice, compensation, or refund.
5.1. The Guest acknowledges that the Owner, HOR staff, or contractors may require access to the Property during the stay for maintenance, cleaning, or other necessary purposes. Access shall not be unreasonably denied.
5.2. Guests are advised to contact the villa manager for any concerns regarding access.
6.1. The maximum occupancy for each Property is as stated in the booking confirmation. Any unauthorized occupancy exceeding the stated limits may result in denial of entry, eviction, or imposition of additional fees.
6.2. Pets are strictly prohibited unless prior written authorization is obtained from HOR.
7.1. The Property is provided solely for vacation and residential purposes unless expressly agreed otherwise in writing by HOR.
7.2. Events, including but not limited to weddings, parties, or commercial activities, require prior notification and written approval from HOR. Compliance with applicable local regulations, including the procurement of necessary permits, is the sole responsibility of the Guest.
8.1. The Guest is solely responsible for safeguarding their valuables and personal belongings during their stay. Neither HOR nor the Owner shall bear any liability for theft, loss, or damage to personal items.
8.2. Guests are required to secure the Property by locking doors and windows when leaving the premises. Any negligence resulting in loss or damage shall be the Guest’s liability.
9.1. Upon confirmation of a booking, the reservation price is guaranteed and not subject to fluctuation, regardless of any subsequent changes to pricing on the HOR platform.
9.2. HOR reserves the right to impose any additional taxes, surcharges, or government-mandated fees that were unforeseen at the time of booking. Guests will be promptly notified of such charges.
10.1. Any issues or complaints arising during the stay must be reported to HOR immediately. HOR will endeavor to resolve the issue promptly.
10.2. Complaints raised after the conclusion of the stay shall not be entertained.

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
By proceeding with a reservation, the Guest acknowledges that they have read, understood, and agreed to be bound by these Terms and Conditions.
